Flood-Hit Pakistan Moves Toward Disaster Insurance - CLIMATE ...

Alertnet: Hussain Khan lost everything in the 2010 floods that swept through Pakistan: His two children, his home on the banks of the Swat River, his dozens of cattle, sheep and goats, and his six-acre cherry crop.

Today the 43-year-old farmer, the sole breadwinner for a family of 10, works as a motel waiter in Mingora, a bustling town in the Swat Valley, some 160 kms (100 miles) northwest of Pakistan?s capital city Islamabad.? He is grateful to no longer be begging to survive, but he doubts he will recover his losses.

Across Pakistan, families hit by three consecutive years of extreme weather disasters ? particularly severe flooding and droughts ? are struggling to find ways to recover from ever-more-frequent disasters.

According to a report of the Federal Flood Commission, the 2010 floods, the worst in 80 years, alone claimed some 1,985 lives, and affected over 20 million people, 17,553 villages and 2 million hectares of crops.

Insurance, Pakistani officials say, may be one way of coping with the enormous social and economic consequences of such extreme weather.

Zafar Iqbal Qadir, chairman of the National Disaster Management Authority (NDMA), based in Islamabad, said the country has hammered out a plan to create national disaster risk insurance, which aims to eventually make it mandatory for Pakistan?s entire population to be insured against disaster risks.

FREE OR SUBSIDISED POLICIES

A pilot phase of the programme, to be implemented starting in March 2013 with funding support from the World Bank, will provide free or subsidised insurance to those judged the country?s poorest and most vulnerable. Eventually, officials hope farmers, livestock producers and others will be included as well, said Ahmad Raza Sarwar, director of the National Institute of Disaster Management.

Sarwar told AlertNet that the size of the insurance premiums each person or family might pay is still being negotiated with insurance firms, as is the amount of coverage.

Details of the insurance are still being worked out among the disaster management authority, the Ministry of Climate Change, the Finance Ministry, and the Federal Economic Affairs Division, but authorities are confident it will soon be completed, said Mehmood Alam, federal secretary of the Pakistani climate change ministry.

The plan has enthusiastic support from at least some of the families hit hard by worsening extreme weather.

?We have been waiting for such insurance that will help us recover economic damages,? said Khan, of the Swat Valley. ?The government?s aid flow for people affected (by disasters) remains too slow.?

Now ?such insurance will be of great help for a farmer like me in the future to claim losses quickly if, God forbid, any disaster should happen again,? Khan said.

The insurance, developed after extensive consultations with insurance companies, financial regulators, banks, businesses and international financial institutions, aims to cover the risks posed by the climate-induced natural disasters that are becoming more frequent in the country.

Qadir, of the National Disaster Management Authority, said the World Bank will set aside around five percent of the development funds the Bank has committed for Pakistan for the project.

According to the World Bank?s Country Partnership Strategy (CPS) document, the Bank has committed $5 billion to Pakistan for 30 projects.

?The programme, which the disaster management authority says would be the biggest insurance venture of its kind in the world, aims to eventually cover Pakistan?s 180 million people for the loss of human lives, livelihoods, shelter and livestock.

One early question raised about the insurance effort is how the poor will be able to afford premiums for insurance cover.

?This matter has also come under discussion and it has been now decided that premiums for those who can?t afford will be subsidised and full premium for those living below the poverty line will be paid by the government,? Qadir said.

?We are also negotiating with the potential insurance companies to discard their requirement for the insured to file claims. For, this is a time-taking exercise and we want the insurance cover to reach quickly to the disaster-hit people,? he added.

He said disaster victims need to get insurance payouts as quickly as possible after a disaster occurs.

WILL IT BE IMPLEMENTED?

Independent climate change and disaster experts said that although this is a welcome move, it remains to be seen whether the NDMA would be able to effectively implement its plan and provide relief to disaster-struck communities.

?In the past, we have seen the launching of good initiatives with much fanfare. But these then remain on paper only. What is seriously needed is a mechanism that allows for disaster mitigation and adaptation projects to be implemented in a true spirit,? said Sattar Zangejo, a disaster management expert who has worked with Oxfam International, the U.N. Development Programme, Australian AID and Plan International, said,

If and when a national insurance plan is initiated, an awareness campaign must be launched simultaneously to educate people about benefits of disaster risk insurance, he said. This will help boost people?s interest in the program, he suggested.

Across Pakistan, the devastating 2010 deluge caused agriculture and infrastructure damage worth over $84 million, while floods in 2011 cost the national exchequer an estimated $63 million, according to the federal finance ministry.

Economic damages from this year?s torrential monsoon rain during first three weeks of September are estimated at $35 million, according to NDMA?s latest damage estimate reports.

Lexus Should Build the Supercharged GS F Sport Show Car [2012 ...

Every Lexus ever offered in the U.S. has been naturally aspirated. No superchargers. No turbochargers. For the brand?s 23-year existence. This should change, and the Supercharged 2013 GS350 F Sport, which is just an outsourced show car created for SEMA, would be a good starting point. USGS: Magnitude 7.7 quake hits Canada's British Columbia

By NBC News wire services

Updated at 1:34 a.m. ET: A magnitude 7.7 earthquake has hit Canada's Pacific coast province of British Columbia on Saturday night, the U.S. Geological Survey reported.

The quake was centered 123 miles south-southwest of Prince Rupert at a depth of 6.2 miles, the USGS said.

Coastal areas of Alaska and the Pacific Northwest were under a tsunami warning after the quake shook the Queen Charlotte Islands area,? followed by a 5.8-magnitude aftershock several minutes later.

The National Weather Service has issued a warning for coastal areas of southern Alaska, Northern California, Oregon and Washington state. It says the warning area includes Craig and Sitka, Alaska.

The U.S. Coast Guard in Alaska says it's trying to warn everyone with a boat on the water to prepare for a potential tsunami.

Lt. Bernard Auth of the Juneau Command Center says the Coast Guard is also working with local authorities to alert people in coastal towns to take precautions.

Port Clements Golden Spruce hotel operator Urs Thomas, 59,?said there was no warning before everything began moving inside and outside the hotel. He said it last about three minutes.

"It was a pretty good shock," Thomas told The Associated Press.?"I looked at my boat outside. It was rocking. Everything was moving. My truck was moving."

Catholic Church wants Savile's papal honour removed

LONDON (Reuters) - The head of the Roman Catholic Church in England has written to the Vatican to ask whether it is possible to strip the late BBC presenter Jimmy Savile of a papal knighthood because of his role in a sex abuse scandal, a spokesman said on Saturday.

Archbishop of Westminster Vincent Nichols wrote to the Holy See in the light of "deeply shocking" allegations and in recognition of the "deep distress" suffered by any abuse victims, a spokesman for the archbishop said.

Allegations that Savile, a cigar-chomping former DJ who was one of the BBC's top presenters, sexually abused young girls for decades has thrown the publicly-funded BBC into disarray. On Thursday, police said some 300 victims had come forward and that they were preparing to make arrests.

Savile, a Catholic active in charitable works, died last year aged 84.

"The archbishop has written to the competent office of the Holy See with a request to investigate if anything can be done about Savile's papal knighthood," the spokesman said, adding that the letter was sent last week.

"While we have to await the outcome of the police investigation, the allegations are deeply shocking," the spokesman said.

The papal knighthood is one of the highest honours bestowed by the pope and is reserved for lay people and the military. It was instituted in 1831 by Pope Gregory XVI. The Daily Telegraph, which first reported on the letter, said Savile had been made a knight by the late Pope John Paul II in 1990 for his charity work.

It was unclear if the honour could be withdrawn posthumously.

The spokesman, speaking on condition of anonymity in line with church policy, said that "while it's clear that the honour dies with the person," Nichols had acted "in recognition of the deep distress of those who have suffered abuse and the disquiet at Mr Savile's name remaining on the papal list".

The Catholic Church has been rocked by child abuse scandals in Europe and the United States in recent years, forcing it to pay hundreds of millions of dollars in compensation worldwide. The scandals have damaged its status as a moral arbiter.

The allegations against Savile first emerged in an expose on the rival TV channel ITV. The head of the BBC's governing body called the allegations a "tsunami of filth", and police said Savile was "undoubtedly" one of Britain's most prolific sex offenders ever.

BBC Director General George Entwistle has said the broadcaster has been damaged by the scandal.

PST: Some reactions from Barca's thriller

Celtic was literally seconds from pulling off the shock ?upset.? The upset in this case would have been just a draw, but for the Scottish giants to escape Barcelona?s famous Nou Camp with a point would have qualified as ?massive accomplishment.? (Especially considering how it could have boosted confidence and point standings in Group G as Celtic fights for second place behind favorite Barca.)

But Celtic goalkeeper Ben Foster could not reach a semi-speculative, fairly-desperate ball played wisely into the far post. Jordi Alba did ? and Scottish hearts were broken.

Here?s what some of the ?knowns? from the Twitter world said about it:

Niko cuts FY production, capex outlook; shares fall

(Reuters) - Canadian oil and gas producer Niko Resources Ltd cut its production forecast for the full year by about 4 percent due to mechanical issues at one of its blocks in Bangladesh.

Shares of the company fell 15 percent to C$11.73 on the Toronto Stock Exchange in morning trade. The stock was one of the top percentage losers on the exchange.

Niko abandoned a deep-water exploration well off the coast of Indonesia last month after it came up dry, and it is also facing declining gas output at one of its blocks in India.

The company forecast production to be 168 million cubic feet equivalent per day (MMcfe/d) for the full-year ending March 31, 2013, lower than 175 MMcfe/d it forecast earlier.

The fall in production, due to mechanical issues at its Block 9 in Bangladesh, will reduce full-year oil and gas revenue by about $2 million, the company said.

Niko holds 60 percent interest in the 6,880-sq-km onshore block that includes Bangladesh's capital Dhaka. Production from the field began in May 2006 and accounted for 21 percent of the company's oil and gas revenue in the first quarter.

The company -- which also operates in the Kurdistan region of Iraq, Trinidad, Pakistan and Madagascar -- cut its capital expenditure for the full year to $170 million from $210 million it had earlier announced.

DEBT PREPAYMENT

Niko said it intends to prepay a part of its convertible debentures maturing in December. The company will bring down the amount to C$220 million from C$310 million using cash on hand and advances under its credit facility.

"Probably the reason for the weaker share price relates to the market being concerned about a definitive plan to restructure the debt that is maturing in December," Haywood Securities analyst Alan Knowles said.

LOWER SALES VOLUME

Niko now expects second-quarter average sales volume of 173 MMcfe/d, down 9 percent from 189 MMcfe/d in the first quarter.

The company attributed the lower average sales volumes to anticipated natural declines in its D6 block in the Krishna Godavari (KG) basin off India's east coast.

The D6 Block accounted for 72 percent of the company's oil and gas revenue in the first quarter.

Output at the D1 and D3 fields in the KG D6 block has dropped to 26 million metric standard cubic meters per day (mmscmd) from 60 mmscmd in 2010.

Production at the block is projected to fall further to 20 mmscmd in 2014-15. The block has never managed to reach the forecast peak flow of 80 mmscmd.

Niko owns 10 percent of the block, while India's Reliance Industries Ltd holds 60 percent and BP the rest.

Reliance and BP are the operators of the block.

"(Niko) had in their budget plans to spend money on D1 and D3 that would have been development capital. Reliance and BP have submitted plans for development but the definitive timeline hasn't been fixed yet," Knowles said.

"It's more a deferral of those development activities."

Shares of Calgary-based Niko, which has a market value of C$724.5 million, were down 13 percent at C$12.18 in afternoon trade. They have fallen about 72 percent since the beginning of the year to Thursday close.

US aircraft carrier cruises disputed Asian seas

ON BOARD THE USS GEORGE WASHINGTON (AP) ? A U.S. aircraft carrier group cruised through the disputed South China Sea on Saturday in a show of American power in waters that are fast becoming a focal point of Washington's strategic rivalry with Beijing.

Vietnamese security and government officials were flown onto the nuclear-powered USS George Washington ship, underlining the burgeoning military relationship between the former enemies. A small number of journalists were also invited to witness the display of maritime might in the oil-rich waters, which are home to islands disputed between China and the other smaller Asian nations facing the sea.

The visit will likely reassure Vietnam and the Philippines of American support but could annoy China, whose growing economic and naval strength is leading to a greater assertiveness in pressing its claims there. The United States is building closer economic and military alliances with Vietnam and other nations in the region as part of a "pivot" away from the Middle East to Asia, a shift in large part meant to counter rising Chinese influence.

The Vietnamese officials took photos of F-18 fighter jets taking off and landing on the ship's 1,000-foot- (305-meter-) long flight deck, met the captain and toured the hulking ship, which has more than 5,000 sailors on board.

The mission came a day after Beijing staged military exercises near islands in the nearby East China Sea it disputes with U.S ally Japan. Those tensions have flared in recent days.

China claims nearly all of the South China Sea, where the U.S. says it has a national interest in ensuring freedom of navigation in an area crossed by vital shipping lanes. Vietnam, the Philippines and several other Asian nations also claim parts of the sea. The disputes attracted little international interest until the late 1990s, when surveys indicated possible large oil reserves. American rivalry with China has given the disputes an extra dimension in recent years.

The U.S. Navy regularly patrols the Asia-Pacific region, conducting joint exercises with its allies and training in the strategic region. The trip by the George Washington off the coast of Vietnam is its third in as many years. A second aircraft carrier, the USS John C. Stennis, has also conducting operations in the western Pacific region recently, according to the U.S. Pacific Fleet.

Capt. Gregory Fenton said the mission was aimed in part at improving relations with Vietnam and ensuring the U.S. had free passage in the South China Sea.

China's military buildup, including the launch of its own carrier last year and rapid development of ballistic missiles and cyber warfare capabilities, could potentially crimp the U.S. forces' freedom to operate in the waters. The United States doesn't publicly take sides in the territorial disputes among China and its neighbors.

"It is our goal to see the region's nations figure out these tensions ... on their own, our role of that to date is to conduct freedom of navigation exercises within international waters," Fenton said in an interview on the bridge.

Although claimant countries have pledged to settle the territorial rifts peacefully, the disputes have erupted in violence in the past, including in 1988 when China and Vietnam clashed in the Spratly Islands in a confrontation that killed 64 Vietnamese soldiers. Many fear the disputes could become Asia's next flash point for armed conflict.

Vietnam is pleased to accept help from its one-time foe America as a hedge against its giant neighbor China, with which it also tries to maintain good relations.

Still, the Hanoi government reacted angrily to recent moves by Beijing to establish a garrison on one of the Paracel islands, which Vietnam claims. The United States also criticized the move by Beijing, earning it a rebuke from the government there.

"China will take this (cruise) as another expression by the United States of its desire to maintain regional domination," said Denny Roy, a senior fellow at the East-West Center in Hawaii. "The U.S also wants to send a message to the region that it is here for the long haul ... and that it wants to back up international law."

While most analysts believe military confrontation in the waters is highly unlikely anytime soon, they say tensions are likely to increase as China continues pressing its claims and building its navy.

Why choosing the right domain name is ... - Making money online

Domain names are probably some of the most important internet assets. There are companies willing to spend thousands of pounds to regain their domain names from the wrong hands underscoring the great importance that these companies attach to ?online real estate?.? But before you go on wasting your money, it is important to ensure that you have decided on the right kind of domain names that will be of value to you or your organization. In this age when many business processes are shifting to the cyberspace, your domain name is inseparable from your own corporate identity or image. There are lots of reasons why you should get this process right.

Influence of domain names on type-in traffic and SEO
By some estimates, some 15% of web users will simply type in your address to the browser when looking for information about your brand or services as opposed to searching for your content through search engines. It therefore helps if you have domain name that is short and memorable. This means users can easily remember your domain name and you are able to get more targeted traffic from people who come to your website deliberately and not by accident.? Good domain names that closely correspond to the products and services you are offering online also have good SEO value.

Good Branding
A good domain name is good for business branding. By including your business name in your domain name along with on related services such as emails and blogs, you are able to offer your users a unified and professional looking online brand which inspires confidence in you and your online business.

Targeting the right market niche with your domain name
Choosing the right domain name can help you in targeting a particular market in a particular geographical location which allows customers to easily identify with your brand. For example, if you are planning to establish a business that is focused on the UK market, choosing a .co.uk domain will inspire trust in your customers who will easily identify with you as a UK brand. The same applies to someone who is establishing a business in the EU market where a .eu domain will inspire trust in the minds of consumers who will consider them as a company with a Pan European focus.

Avoid Trademark Disputes
Incorporating some due diligence in the choice of the right domain names can also help businesses avoid costly trademark disputes through processes like the UDRP and other alternative dispute resolution procedures which tend to be quite costly especially in cases where multiple domain names are involved.

Mayfly with springtail hitchhiker: Amber specimen -- 16 million years old -- reveals unknown animal behaviors

ScienceDaily (Oct. 17, 2012) ? Stunning images, including video footage, from a CT scan of amber have revealed the first evidence of any creature using an adult mayfly for transport.

Researchers at the University of Manchester say this 16-million-year-old hitchhiker most likely demonstrates activity that is taking place today but has never previously been recorded.

Entombed in amber the tiny springtail can be seen resting in a v-shaped depression at the base of one of the mayfly's wings. It appears to have secured itself for transport using its prehensile antennae.

Dr David Penney and colleagues from the Faculty of Life Sciences and the School of Materials used a high resolution CT scanner to take over 3,000 X-rays from different angles.

The scientists then created slices, showing the fossil in cross sections. From these slices 3D digital images of the springtail were made so an accurate analysis of its behaviour could be conducted.

Dr Penney says: "The images are really impressive. This pioneering approach to studying fossils has allowed us an insight into the behaviour of one of the world's most prevalent organisms."

Springtails are minute creatures (usually only 1-2mm long) related to true insects. They're found around the world in great numbers, including here in the UK. Gardeners will recognise them as the tiny insects that hop around when soil is disturbed. They readily colonize newly-formed islands but very little is known about how they manage to migrate. One of the reasons is that they are incredibly nervous creatures and have an astonishing ability to leap away from danger using a springing organ (the furca) on the underside of the abdomen, which makes observing them in life very difficult.

Interestingly, when the 3D image of the springtail in amber is magnified it's possible to see that the springtail is very slightly detached (by just 50 micrometres) from the mayfly. This suggests it was attempting to spring away as the amber set around it.

Only one previous case of phoresy (the transportation of one organism by another) has been recorded for springtails. This was found in a piece of Baltic amber where five springtails were hooked in a row on the leg of a harvestman arachnid.

It was this discovery in 2010 which prompted Dr Penney to take a closer look at his own specimen. "I had initially thought the creature on the mayfly may have been a tiny nymphal pseudoscorpion, as they are known to use other creatures for transport, and this behaviour is not uncommon to see in amber. I was interested in the fact that this was the first time a creature had been found on an adult mayfly but I didn't truly appreciate the significance of my find until I used the CT scanner and was able to identify the animal as a springtail."

Phoresy in adult mayflies has never before been recorded. They live for just a short period of time from one hour to a few days depending on the species. The primary function of the adult stage is reproduction and they are unable to feed. This makes it very difficult to study mayflies in their natural habitat and record instances of phoresy.

The amber specimen encasing the mayfly and the springtail provides an accurate snapshot of behaviour that scientists wouldn't otherwise be able to record, highlighting one important application of the fossil record for understanding the present. The near perfect condition of the mayfly demonstrates that it died instantaneously and wasn't moved far from where it rested when the resin ran over it. Equally the position of the springtail resting on the back of the mayfly and the fact that it is in contact with the creature means the pair were unlikely to have been brought together by the resin as it moved down the tree.

The details of Dr Penney's research has been published in the journal, PLOS ONE. More analysis of amber using CT scans is continuing.

Dr Penney says: "The CT scan allows us to build up a 3D image that catches minute details of the animal. We can rotate the image to see parts of the creature that are obscured when looking from the outside in. In effect, we are able to digitally dissect the fossil without causing any damage to it whatsoever. This technology has revolutionised how we study fossils and the findings are incredibly exciting."

Maine town is shaken by Zumba prostitution scandal

KENNEBUNK, Maine (Reuters) - Every summer, vacationers come to this lighthouse-studded stretch of the Maine coast to nibble on lobster and admire the scenery.

Now locals are confronting allegations that dozens of men from the surrounding area have also been visiting the picturesque town of Kennebunk to rendezvous with a Zumba fitness instructor charged with running a prostitution business out of her downtown studio.

Even more disturbing for many, what's become known as "the list" - the names of alleged clients that fitness instructor Alexis Wright kept - is in the hands of the Kennebunk Police Department.

The names of 21 of the estimated 150 johns documented by Wright were released by police this week on the orders of a judge. Dozens more are expected to be disclosed as charges are brought. Those named so far include prominent Maine businessmen and professionals as well as men from Massachusetts and New Hampshire.

Wright, 29, of neighbouring Wells, and her business partner Mark Strong Sr. of Thomaston, have been charged with running the prostitution business from her studio and a nearby office space.

The two also face charges of invasion of privacy for allegedly conspiring to secretly videotape Wright's encounters with the men. A lawyer for Wright did not return a call seeking comment.

Though the charges against the men would be a misdemeanour likely to generate no more than a fine, the very fact that prosecutors are going after the men as well as the woman points to broader questions about how to deal with prostitution.

The case has also led to much soul-searching in a community unaccustomed to scandal.

A local newspaper ran an article advising families on how to cope with the airing of sexual infidelity.

Donna Littlefield, a 45-year-old hair stylist in the town, described the situation as "a big mess."

"Let's move forward and have it come out so we can all deal with it," she said, adding that release of the names of Wright's clients was a question of fairness.

"You play, you pay. It's no different from anybody who gets arrested for drunk driving," she said. "Of course, if you know your husband is on the list, it'd be different."

Videos of a woman appearing to be Wright have surfaced on the Internet, offering a glimpse into the dual life police allege she led.

In one video, she is leading a dancing group of middle-aged women clad in pink t-shirts in a Zumba class to raise money for breast cancer research. In another, one of several provocative videos linked to the case, she appears to perform a striptease in the Zumba studio clad in a revealing evening dress.

Adding to the drama was the tortuous way the names were released. After two of the men lost a legal fight to block the release on the grounds that it was an invasion of privacy, a judge ordered the names of the first 21 men facing charges be released, but without ages and addresses.

After this stirred confusion, he issued orders allowing police to release the alleged clients' middle initials, addresses and ages.

"The issue is weighing and balancing the individual's privacy interests versus the state's rather minimal interest in prosecuting a crime classified as among the least serious in the state of Maine," said Stephen Schwartz, a lawyer for the two men who tried to fight the release. "The frenzy is incredible in our community."

Kennebunk is a few miles away from the more famous town of Kennebunkport, known as the location of former President George H.W. Bush's summer home.

Lieutenant Anthony Bean Burpee, who is heading the investigation for the Kennebunk police, said he has gotten more than 300 messages of criticism and support for the department's effort to prosecute the alleged johns.

The next round of names is likely to be released on October 26, with more to come in the weeks that follow.

Burpee said he could not recall a single prostitution case in the small town in his 14 years on the job.

"This is Kennebunk. It's a postcard community," he said. "We certainly wish she could have rented space elsewhere."

Berkshire Hathaway ? The No-Brainer Invesment for U.S. Housing ...

By Science of Hitting (GuruFocus | Original Link)

Roger Altman, the founder and chairman of Evercore Partners, wrote an op-ed in the Financial Times on Friday highlighting the potential for a new housing boom. Here is the piece in its entirety:

?There is no sector of America?s economy that is more cyclical than housing. If it is pushed down far enough and long enough, as it was in the post-2008 housing depression, it will eventually snap back to levels that exceed historical norms. That turn in the market is occurring now and it should become a boom by 2015. It will be powerful enough, together with rising oil and gas production and other factors, to lift the entire US economy. Indeed, the resultant US economic growth rate may be higher than the Federal Reserve?s long-term forecast of 2-2.5%.

This surge will be driven by a combination of improving house prices, a lower inventory of homes for sale, rising rates of household formation and population growth, and improving access to mortgage credit. Together, they should push residential investment, which includes both new construction and remodellings, to annual growth of 15-20 per cent during the next five years. This alone may contribute 1-2 percentage points to annual growth in gross domestic product and up to 4m jobs over that period.

It is the depth of housing?s fall that has laid the foundation for this. And it is hard to exaggerate how deep that was. Single family housing starts, for example, averaged 1.4m annually during the 2000-04 period, before the bubble. After it, they plunged to an average annual rate of 500,000 and stayed there. New home sales, which previously averaged 900,000 a year, fell to a third of that. And residential investment, which averaged 4 per cent of US GDP over the 25 years ending in 2005, has accounted for only 2.5 per cent of it since 2008.

Now, however, the cycle is upward, starting with prices. The S&P/Case-Shiller Composite 20 City Home Price index has risen 8 per cent since March. Indeed, Barclays has projected that, by 2015, nominal home prices will exceed their 2006 peak. Home affordability is also way up, as the ratio of mortgage payments to both income and rents has never been more favorable. Moreover, the relationship of home prices to household income is back to the level of 30 years ago. Rising prices and affordability, of course, lead directly to the buying and building of homes.

Second, the levels of relevant supply have fallen sharply. The number of homes for sale has fallen back to its long-term average of 2m. Yes, there is a larger ?shadow inventory? of homes that are in foreclosure or carry delinquent or defaulted mortgages. However, many of these are distressed, in that they have not been physically maintained. This means that the supply has become two-tiered ? quality homes and distressed homes. For most buyers, only the first of these two markets is relevant and the supply there is approaching its lowest level since 1992.

Third, housing demand is going to be strong, driven by demographics. The International Monetary Fund forecasts that the US population will increase by 15m during the 2012-17 period, more than the increase of the past five years. The two groups of the population that are growing fastest are the over-55s and the so-called echo boomers, the grandchildren of the baby-boom generation. The first group has the highest rate of home ownership. The second has been renting disproportionately, and is primed to start buying. JPMorgan estimates that 6m new units of housing are needed by 2017 just to serve the bigger population.

Then there is the coming recovery in household formation. According to JPMorgan, this rate was steady at about 1.4m annually from 1958 up to 2007. But, it plunged below 500,000 for the three years following the financial crisis, as young people moved in together or lived with parents. Now it has doubled from that level and estimates of pent-up households are at an all-time high. Most expect formation rates to rise much further still, exceeding the 50-year average for a few years.

Finally, the availability of mortgage credit is starting to improve. Underwriting standards tightened sharply following 2008 and the proportion of home sales that are financed by new mortgages is now at a 10-year low. However, household finances have improved sharply, with debt service ratios returning to pre-crisis levels. Moreover, banks also need the income from originating mortgages. Mortgage credit availability is therefore opening up, which also boosts home sales.

For now, the stubborn economic headwinds that began in 2008 continue to suppress US growth, which crawled along at a rate of only 1.7 per cent rate for the first half of 2012. While it may take the best part of two years for these headwinds to die, the stage is being set for a strong economic recovery beyond that. And the housing boom will be its biggest driver.?

To be clear, that number of ?distressed? homes is still daunting, to say the least: According to the ?The State of the Nation?s Housing 2012,? a study from Harvard University, this includes roughly 2 million foreclosures, and another 11 million homeowners who are underwater (owe more on their mortgages than what their homes are worth). However, when I read Altman?s piece, I felt a sense of enthusiasm (albeit reserved) for what that means for one company as we look onto the years ahead: Berkshire Hathaway (BRK.A)(?BRK.B). While he was early with his prediction, here?s what Warren Buffett had to say about housing in the 2011 shareholder letter:

?Last year, I told you that ?a housing recovery will probably begin within a year or so.? I was dead wrong. We have five businesses whose results are significantly influenced by housing activity. The connection is direct at Clayton Homes, which is the largest producer of homes in the country, accounting for about 7% of those constructed during 2011.

Additionally, Acme Brick, Shaw (carpet), Johns Manville (insulation) and MiTek (building products, primarily connector plates used in roofing) are all materially affected by construction activity. In aggregate, our five housing-related companies had pre-tax profits of $ 513 million in 2011. That?s similar to 2010 but down from $ 1.8 billion in 2006.

Housing will come back ? you can be sure of that. Over time, the number of housing units necessarily matches the number of households (after allowing for a normal level of vacancies). For a period of years prior to 2008, however, America added more housing units than households. Inevitably, we ended up with far too many units and the bubble popped with a violence that shook the entire economy. That created still another problem for housing: Early in a recession, household formations slow, and in 2009 the decrease was dramatic.

That devastating supply/demand equation is now reversed: Every day we are creating more households than housing units. People may postpone hitching up during uncertain times, but eventually hormones take over. And while ?doubling-up? may be the initial reaction of some during a recession, living with in-laws can quickly lose its allure. At our current annual pace of 600,000 housing starts ? considerably less than the number of new households being formed ? buyers and renters are sopping up what?s left of the old oversupply. (This process will run its course at different rates around the country; the supply-demand situation varies widely by locale.) While this healing takes place, however, our housing-related companies sputter, employing only 43,315 people compared to 58,769 in 2006. This hugely important sector of the economy, which includes not only construction but everything that feeds off of it, remains in a?depression?of its own. I believe this is the major reason a recovery in employment has so severely lagged the steady and substantial comeback we have seen in almost all other sectors of our economy.

Wise monetary and fiscal policies play an important role in tempering recessions, but these tools don?t create households nor eliminate excess housing units. Fortunately, demographics and our market system will restore the needed balance ? probably before long. When that day comes, we will again build one million or more residential units annually. I believe pundits will be surprised at how far unemployment drops once that happens. They will then reawake to what has been true since 1776: America?s best days lie ahead.?

To put this discussion into some context, Berkshire Hathaway?s operating businesses collectively earned $ 15.3 billion in pre-tax income in 2011; as such, the $ 1.3 billion drop off in pre-tax profits from the housing-related companies mentioned over the past five years actually appears quite material to underlying profitability at Berkshire.

While far from perfect (due to the slew of other businesses that fall under this heading), a look at Manufacturing, Service and Retailing net earnings provides an interesting look at how this piece of the businesses has been affected by the housing collapse:

    2006 2007 2008 2009 2010 2011
    $ 2,131 $ 2,353 $ 2,283 $ 1,113 $ 2,462 $ 3,039

The year 2011 includes about $ 291 million of earnings from Lubrizol, which affects comparability; after backing that out, 2011 earnings were roughly $ 2.75 billion ? resulting in a five-year CAGR of 5.2%. The mid-single-digit growth rate despite the weakness in housing is due to solid results at McLane, Iscar and Marmon (to name a few), summed up by Buffett in the shareholder letter:

?The four housing-related companies in this section (a group that excludes Clayton, which is carried under Finance and Financial Products) had aggregate pre-tax earnings of $ 227 million in 2009, $ 362 million in 2010 and $ 359 million in 2011. If you subtract these earnings from those in the combined statement, you will see that our multiple and diverse?non-housing?operations earned $ 1,831 million in 2009, $ 3,912 million in 2010 and $ 4,678 million [pre-tax] in 2011.?

Weakness in itself isn?t a reason to become optimistic but as made clear by Altman and noted by Buffett, ?Housing will come back ? you can be sure of that.? And when it does, Berkshire will benefit in a material way, further boosting a company that?s already firing on all cylinders and prepared for continued growth for years beyond the era of Buffett and Munger (though I certainly hope they both stay with us for a long, long time).

Innovation: Begin by Thinking Different | Business 2 Community

Innovation and Change, a Historical Perspective

A historical perspective of an organization, as those cited by Willem Mastenbroek from over a decade ago are not only interesting as an evolutionary history of organization and the firm, but also facilitate insight into early management and human behavior.? The examples also give a glimpse into what has necessitated change throughout history, motivated change and what facilitated change.? In other words, what does history tell us about how organizations were able to adapt, and overcome in terms of their need for change and innovation?? Using a military example, Mastenbroek describes how problems among troops were addressed using ?a combination of procedural enhancement, and moral enhancing modifications.? Mastenbroek describes an enlargement of these improvements with ?delegation and autonomy enhancing instructions where this thinking translated into team spirit and even decreased casualties.? One wonders if World War II was won in part (in spite of the high U.S. casualties), because we literally threw so many more humans at the conflict than the other side ? not the best strategy to be sure.? Mastenbroek makes the point that development within trade commerce was not unlike that of the developmental changes he described in the military history sections.? Namely, ?the skills of self-organization, [and as it turns out], ideas of autonomy and self-organization are not new? (Mastenbroek).

Innovation and Change ? Is Aging an Asset or Liability?

In another older article, Sorensen and Stuart suggest ?aging on organizational competencies depends on the relative magnitude of the gains from experience with a set of routines and the losses due to various forms of organizational sclerosis? (2000).? They form four hypotheses related to the effects on aging both of an organization itself, and the employee population that makes up that organization.? ?Many scholars have argued that large size is associated with high levels of complexity and bureaucracy (Blau and Schoenherr, 1971) and a decline in organizational responsiveness that leads to reduced levels of innovation? (Sorensen and Stuart, 2000) ? does this not speak to our present time?? Some truths simply transcend their contemporary context.

As an organization grows and matures, as I have said elsewhere, it tends to take on the persona of a government.? The authors find the same to be true in terms of job preservation,

?to preserve their privileged positions, dominant political coalitions inside the firm often have strong incentives to insure that the firm continues to focus on activities and market niches that require their expertise?as organizations age, they gain history and routines that limit their flexibility by restricting the range of organizational action (Sorensen and Stuart, 2000).

This leads to natural problems of organizational and workforce obsolescence.? The results of Sorensen and Stuart?s testing shows what might appear to be contradictory results; on the one hand, ?as firms grow older, their outputs become increasingly dated?large firms are less well-cited on a per-patent basis, but the innovations of large semiconductor firms are more likely to be cited by the patents of other organizations (2000).? In other words, the capital a large firm can throw behind an idea or innovation can clearly produce results, disproportionate rates notwithstanding. Sorensen and Stuart summarize as follows:

On the one hand, experience with a set of organizational routines leads to gains in the efficiency with which these routines are executed. On the other hand, in rapidly changing environments, the fit between organizational capabilities and environmental demands declines with age (2000).

The redemption perhaps, is that the lack of employee (and thus expertise) turnover with age can produce ?gains in competence? (Sorensen and Stuart, 2000), ?but high levels of turnover also expose the firm to a greater variety of external influences?which may make it easier for the firm to stay abreast of new technological developments? (Sorensen and Stuart, 2000).? But this also creates a crisis in next generation executive leadership based on the age of our labor population, which we are also experiencing in our present time.? How ironic that there is such a pent up desire for employment, yet difficulty in filling positions waiting for the right succession plan.

Innovation and Change ? An Entrepreneurial Perspective

Whether entrepreneurs are what they are by nature or practiced behavior, they are the risk takers, and consequently, often innovators.? According to McCarthy & Leavy, the ?charismatic type of entrepreneur is strategy driven, visionary and idealistic?underpinned by humanistic as well as commercial values? (1999).? This model takes on the typical caricature, which is often true of both this type of personality as well as this type of businessperson.? Of the pragmatic type, McCarthy & Leavy state that this type is ?calculated, down-to-earth, planned and rational (1999).? Oddly enough, either type could fail, succeed wildly, or continue somewhere in the middle.? And just as aversion to risk is different among individuals, so too among those who enterprise for themselves ?have varying degrees of risk tolerance? (McCarthy & Leavy, 1999).? Partnerships can be very helpful in entrepreneurship, as the Achilles Heel of self-employment, is the ability to make decisions in a vacuum, with no collaboration, alternative opinions, or critical assessment of ideas.? In either type, you have the leaders, whose vision makes ideas and innovation possible, and who characteristics are often what are needed in large organizational leadership.

Innovation and Change ? Here and Now

Apple computer had a simple ad slogan and a great saying for life; ?think different? (?Thinks Different,? 1997).? Innovation begins with thinking differently.? According to Jeffrey Baumgartner, ?innovation is the application of the creative ideas in order to generate value? (2009).? This may be simply using ideas that are new in their present application, or it may be something altogether original flowing out from creative genius.? Baumgartner says of creativity, ?The secret to creative thinking is to start with good problems. Then you need to turn those problems into thought provoking challenges. After that, great ideas will almost invent themselves? (Baumgartner (b), 2007).? I created the following illustration using the concepts from? The Secret to Creativity:

In this adaptation of Baumgartner?s ideas, an organizational (or any) problem can be analyzed through the process of brainstorming and creative thinking, with the challenges and action plan flowing from this exercise.? Applying this concept to various organizations large and small, as Baumgartner points out, ?we often come up with bad (or the wrong) solutions because they have not thought through the problem? (2007).? As history shows us, though variables change due to technology and advancement of the day, innovation has and always will begin with?thinking differently.

Why does self-improvement bum me out?

I feel like the more I concentrate on myself (as in working on myself, my issues, etc.), the less happy I am. What?s the deal with ?self improvement??

Your question reminds of a time when an acquaintance told me that she finds bliss when someone witnesses how she is a screw-up. When I asked her to say more, she talked about how she is more likely to pay attention, take the screw up seriously, and then work to ?redeem herself? when someone witnesses it. Yes, there are spiritual undertones to what she is saying. Go with it. It?s true. Failing in isolation fosters denial.?

And when you?re in denial?which is really a euphemism for lying to yourself?you impede your progress. That?s the amazing thing about truth: it marches on whether you join it or not. But the sooner you join it, the sooner you?ll get to living the amazing life that?s been there all along waiting for you.

Unfortunately, sometimes we are so in love with what we want, we get stuck, unless somebody shines a light on our blind spot. At the very least, having someone call you on your truth will give you the opportunity to fail differently. And failing differently is what this self-improvement process is all about.

And this gets to the heart of your question: When you?re working on yourself along with someone else, it?s much easier to avoid that less-than-happy feeling you?re having. They say a man catches more fish when he fishes along side another than when he fishes alone. And it?s been proven that what makes people happy is having bonds with others?human connection?so when you?partner with someone else, it makes you happy because steppin? up your game is exhilarating! Your expertise is witnessed. Failures are noted. It?s easier to laugh at your mistakes. You bounce back faster. You have a greater chance of seeing your mission through to the end.

Since we?re talking happiness, it bears mentioning here that we get the highest dopamine rush just before the mission is accomplished. Once you nail it, the rush is over and it?s ?come down from the mountain? time. You still get to enjoy the pleasure of the bond, but the high doesn?t sustain.

Because the high is short-lived, some people opt instead for going for Mission Meaningfulness, which to me is just Happiness 2.0, and something I?m all about. Basically this involves subscribing to the common theme of every mainstream belief system: focus on any life form 10 times more than?yourself if you want to find meaning in life. Do not listen to Ayn Rand if you want to be a happy man.

Look around and you?ll find that those who live by this principle have a greater sense that their life is meaningful and infinite. They are not stuck in a rut complaining about being unhappy. The ?I/me? almost seems irrelevant when we?re busy helping a local school plant a garden or volunteering at a food bank. When you?re living Happiness 2.0, it?s bigger than you, so procrastinating, bailing, and denial are not options.

But be careful with this Happiness 2.0 mission and avoid focusing on those who don?t seek your help. I can?t emphasize enough that one needs to acknowledge boundaries and avoid rescuing where it isn?t wanted. Meaningful to all is essential.

We need each other to be happy. And that?s why my final piece of advice to you is: Never improve alone.

If you want a partner to witness your happiness mission, I?d love for you to get in touch.

    Big peace, big love,

    Jerome!

Anderson Cooper "Done" With Star Jones Feud

Anderson Cooper is walking away from his feud with Star Jones. The CNN anchor, who came out as gay this July, was angered by Jones' accusation that he did it as a ratings ploy. Cooper finally retaliated on last Thursday's episode of his daytime show Anderson. (Watch the clip below!)

Self Improvement Times: Time Management Tips - From Fear To ...

Time management tips can be challenging to put into action. Inevitably, you need to say no to others' demands, and that may not be easy for them or for you! Would you like to learn 3 direct questions that can mobilize you? Read on!

Sometimes, of course, refusing to engage in low-priority activities and commitments is quite straightforward. At these times, you clearly and easily set limits. And the results speak for themselves. You exercise positive control over much of your day, your personal effectiveness increases and you relate with ease.

Every so often, however, a refusal may get caught in your throat. Your chest tightens, and you would rather do anything than say No to that certain someone.

How do you approach that problem? This quick quiz can broaden your understanding of how you currently handle stressful demands. Tally up how often you resort to each of these actions, using "0" for "never" and 5 for "always":

    Assertiveness Quiz

"When I feel scared to death to say No, I:"

    1. Criticize myself for feeling so apprehensive.

    2. Push my misgivings aside and charge blindly ahead.

    3. Mutter about how impossible the other person is.

    4. Hint that my refusal is the other person's fault.

    5. Postpone the big talk until the ideal time, like never."

If your score is 0-5, congratulations! Saying No isn't much of a problem for you. (Unless you've figured out yet another self-defeating strategy!) If your score is higher, however, your difficulty saying No probably hurts you more than you realize. Anger simmers, and relationships and self-esteem become more fragile. Over time, anxieties compound. Paralyzing fear takes quite a toll.

But there's another way you can move beyond this impasse. You can identify and break outdated promises you made to yourself a long time ago!

Here are 3 powerful questions that can help you break the stranglehold that fear exerts on your assertiveness.

Ask them of yourself whenever you feel yourself freeze up. And allow the answers to bubble up, as you listen to each response. They will be full of useful information!

3 Questions to Move You Beyond Fear

What is the origin of your fear of saying No?

Compassionately envision yourself as a child. Chances are, your options were quite limited. Now affirm how much stronger and more autonomous you currently are. Can you think of any friendly message you can offer to the part of you that confuses past with present?

What circumstances made silence your best choice long ago?

Maybe your course of action really was your safest option in years past. At any rate, it helps to understand how your current difficulty is based in approaches that once made a lot of sense to you. You are then much less likely to judge yourself as weak. Also, consider how circumstances have changed. The more specific you are, the more options you give your rational mind in order to explore new pathways.

What losses do you experience when you fear saying No?

This is an excellent time to logically assess the pros and cons of your current approach. Take a careful look at all the ways that your old promise to yourself holds you back. This will motivate you as you work to replace outworn responses with more appropriate ones.

These 3 apparently simple questions can revolutionize your relationship with fear! Isn't your time and your life worth this investment? The more consistently you use compassion and realism to dissolve old distortions, the more real power you will exercise over your life and your time.

So, how will you say No when it matters the most?
